Waypoint homes formerly Colony America is awful. One entire year of ***, difficult getting repairs done, the repair men don't show up when they say they will, no accountability!
Can't talk with anyone from local office always get someone from another state who can't help you resolve issues. Now they want to take our deposit for things that were like that on move in, when they didn't even own the house at the time, another company did, threatening court action!!!
Bring it on, I'm ready to fight!!!! Be warned do not rent from this company!

Waypoint stab me in the heart, My girlfreind and I lived in a waypoint , Randy informing us about policy and and so forth. There is one thing he said to me was if u guys loose your job and u cant pay the rent waypoint would understand and let us off the lease..well my girlfreind got reilly sick from her thyroid gland swelling witch cause to pass out and have heart complication.
Well she lost her job, I had to take no pay time off .Lost my job, waypoint just ask us to be out by the 1 of the month.ok so they kept mt 1270 of deposit and kept my 500 deposit on my dog. I figure ok they have the right.. Now I just found out after 3Years , I know have a Eviction on my record and I never was evicted . I was told over the phone and was ask very nicely to move out.
Just clean the house up and put the key in the lock box..
well thanx waypoint for very first eviction on my record.. U guys suck!

Well my problem beginned when i choosed to move in one of there properties. If i could upload pictures i would.
The property is 960 camden hill ct lawrenceville ga im not there any longer thank GOD BUT HERE IS THE ISSUE. I MOVED IN ON 3/29/2016 3 days later a sewage spill destroyed 20 thousand dollars worth of my stuff. The company sends out some *** vendor that words the paperwork wrong and the renters insurance would not pay. I have fought for them to correct the mistake only to be told that they want to end my lease because I'm going after the renters insurance to pay for my things.
I thought that's what insurance was for. The manager in the Lilburn office is nasty an not professional. She get off on being happy that she evicting 5 families.
This is not the last They will hear from me. I pray nobody rents this property

Unprofessional management
We can't wait for our lease to be up so we can move out of this *** hole! I have never incountered a more unprofessional business.
We have been plagued with one problem after another since moving in here 6 months ago:
No keys to the house. No control over the thermostat for weeks. Broken and leaking air conditioner. No cold water in a bathroom.
Corner falling off the roof. Leaking back patio cover. Sewer smell from kitchen sink (never fixed....still stinks). Jacuzzi that has never worked, still isn't repaired.
Tile falling off the pool took months to repair. Drip system for plants not working. HOA *** at us because Waypoint rips out plants? Charging us $85.00 a month for pool cleaning and no ONE show up to clean the pool?
Every week it is some type of drama, some one needs to take a picture of something so they can get approval to repair, then NEVER returns to complete. When we call maintenance they are sooooooo nice then the *** starts again and nothing is resolved. Local office? No ONE is ever available, leave a message and no one EVER returns a call.
They will not, cannot change our contact phone number? We got a new phone number and no one has the ability to change the number in their system?? Then the repair people complain because they can't contact us?? Repair people tell us they won't work for Waypoint anymore because of their poor system.
We are dreading the next 6 months. We want OUT!!!!

This is by far the worst company I have ever dealt with. My husband and I have moved around a little in the last few years and have had other rental houses we have stayed in without a single problem.
This company seemed good at first, we had an issue with the furnace going out 2 weeks after we moved in, in the middle of winter. The company fixed it and we thought that was the worst problem we could have had so we were optimistic since they handled the situation. Next our water bill came with the previous owners outstanding bill on it. We fought with the water company and checked for leaks since the property CAH insisted it wasn't their problem, I even called the manager in IL to dispute this bill and he said "are you sure your not just taking a lot of baths"...no in one month I did not use $350 worth of water...
So eventually CAH paid that and said I owed them for it. That was only the beginning of our horrible experience with this property management. Not only did the property manager change 2-3 times ( I had no idea who they were) but they completely ending up screwing us. I believe we are ideal tenants, never usually complain, fix things that we can and just want to be left alone.
Move out times comes (after a bunch of men dressed in suits knock on my door unexpected one day) they were there to tell me that our house is scheduled to be knocked down to widen the road. I wasn't worried bc they assured me it would be after our move out day. We declined to stay for a few more months (which the man from CAH said if we chose to stay they would keep the rent the same and extend for 2-3 months no problem) at first we thought about it because we were in the process of buying our own home but declined and moved in with my in laws for a few weeks. I cleaned that house for days and did he best I could and left feeling good about it.
I went to drop off the keys and told the receptionist that there was a lot of trash on the curb and I was handling it with the city and they could not pick up until the following week (being thanksgiving week) and I had to pay $75 to city. I was not thrilled but okay with that, the receptionist at CAH said that was crazy and I could find it cheaper elsewhere. So I took her advice and told her it will be handled after thanksgiving since no one picked up then and she smiled and said no worries! I also told her I had not heard anything about the move out inspection and she shrugged her shoulders and said "oh you have to make an appointment, they don't have anything a subtle until next week" since I left the house in such good condition and we were moving over an hour away I said okay I just won't go and she assured me I had nothing to worry about.
Not even a week later I received an email saying the inspector went out the day after I dropped off the keys and I was sent a bill for all the "damages" including new paint for entire house, dumpster for trash, cleaning fee, blind replacement fee and more!!! I was shocked and absolutely furious!!! I was lied to and was told no one would come out until the following week and they were not going to worry about the trash on curb! I didn't even have the chance to call someone else!
They also informed me that they were keeping our deposit of $800 plus the additional $1,175 that I owed in "damages". Not even a month later I was sent to collections, when I called to maybe settle I was told they would only settle for $950 and still keeping my deposit. I was and am still furious about this. I emailed the property manager and sent her pictures of how the house looked with I left it and she only replied " our pictures are better than yours' if you have a receipt for carpet cleaining I can take that off but the rest stand" I couldn't believe it!
Carpet was only in one small room which I used as storage and they were only charging $50 for that. The rest I am now stuck with. We are planning on counter sueing if the settle amount does not change. Please please please be aware of this company and their scams!
I don't want anyone to have to go through the headache we are! They make my faith in humanity questionable, I have some of the worst luck and now believe I can't trust anyone, it's only been a couple of years since I had to pay $5,000 for a new engine in the car I bought and lied to about that as well.
Now when I finally don't owe anyone I get stuck with this bill on my credit! So please to cautious!

Horrible experience with Waypoint Homes after living in a home for 5 years that we were supposed to purchase rent to own. The experience has left my husband and myself homeless.
In June 2016 he was served with a termination notice, because the home was being sold we were under the impression we were buying the home. Made arrangements to be out of the home on given day we were called two weeks before we were supposed to be out of the home and told that the home is no longer up for sale and we can stay if we wish too.. after I was already 90% moved out, I was not in the financial position to move at the time had to put things in storage and living place to place right now. I have spoke to many people on this situation and all I ever hear is it will go to upper management and you will receive a call.three months later still waiting for a call.
Only received half of the initial down payment of $8500.00, we put originally down when we moved into the home five years ago. no explanation where the rest of the money is and can't get ahold of anybody to find out where the rest of our money is.

So colony homes took over the property i am renting for over 4 years. I logged on to pay my rent this month and realized i am being charged 4.95 utility charge and 25.32 utility charged back i reached out to property manager and i was told its for storm water fee.
I explained why is after 4 years i am now being charged for this he explained he is not sure why.
I then decided to do some research and realized i am not the owner of the land and this is fee the owner pays. This is my 2 nd incident i had with them trying to STEAL money from me..

I don't know where to begin. The property manager is rude and disrespect.
Before Way Point took over I never had any problems,Way point took over the rent increased ridiculously If I called them to have something fix they would add it to my rent .The property manager had my family and I wrongfully evicted She is a very nasty person .Way point add on late fees and attorney fees to the rent even if it is a few days late .There is no one to talk with you call ,and everyone says that there's nothing they can do.
I have had nothing but problems since they took over .I have lived in my house for years. When they took over its been nothing but Financial burdens ,and to make matters worse i wasn't behind in my rent .The property manager send my rent money back and a week later i received a 24 hour eviction notice.
Do not rent from Colony American Homes/Waypoint Homes
Each year we rented the home, CAH increased the rent. After 3 year, we decided to move.
Even though I had paid $1800 in deposits and another $500 in pet fees when we moved in, I was charged - are you ready for it -$3,850 over the deposits for painting, removing and replacing carpet and a minor repair on a door. Are they crazy? I did not pay and it went on my exemplary credit report. I fought the report which was simple to do.
According to Experian, because I did not agree to the charges, I was not liable. They took the report off my credit. Ha! Colony American Home take that.
While I was a resident, the roof to the sunroom caved in from rain one day. They repaired the ceiling but it took three weeks to get the workers to do the job. I had no use of the sunroom for 3 weeks. These are horrible people.
They are now Waypoint Homes. Stay away from them.
